@Jim Cummings @Trevor Reed I agree that renting to family may not always be a great idea and can get awkward but in this case I feel confident that it wouldn't be an issue since it would be my mother living in this investment property.

One of their mothers has agreed to be a cosigner.

They are a mother daughter team and do an excellent job.

Mother was not happy about the mess my GC created, but with  any concrete work, dust goes everywhere. he sealed the bathroom door while working and then did a thorough cleaning after the job was complete.
