Having said that, what it lacks is the ability to accurately pull emails, mobile numbers and landlines (not as important).What I am looking for is a platform in which I can type the property address I am interested in (from PropertyShark) and pull all applicable information so that I can prospect; properties will be distressed sales (foreclosure, short sale, notes, etc).

Write down what you want to achieve through RE, identify the type of property you want to pursue (single family home, multi family, mobile home, commercial, etc) how you will pursue (wholesale, invest, sell as a realtor, GC, etc), strategies to building wealth through your prefer methods, and the time frame in which you would want to accomplish those goals.If you haven’t already, start listening to the BP Podcasts, literally hundreds of hours of helpful content (start with ep 1).

Pros are that people want to live in it, low maintenance, warranties, no costs to get it rent ready, modern amenities/construction... cons depending on the situation might be that if you need to exit, it could be hard to sell if new ones are still being built and coming onto the market, communities take time to establish, and usually no way to really force appreciation.
