Not to mention having to keep checks and separate records for each property.If you're talking about a large property, either commercial or residential, that has multiple tenants and that is worth a substantial amount of money (a million dollars or more), then maybe your lawyer has a point.

You don't mention if you have any experience in lending, repairs, sales or have a huge bank account so it is impossible to guess if you would be successful.

Simply mentioning a lot of people wanting to invest in real estate is mostly anecdotal and shouldn’t be considered evidence as to market timing.Now if you can point me to quantifiable data such as social media mention about real estate investing over time, then that’s different.

The seller mentioned "ESR 1099" and "cross link" markings, but I think that would apply to just about any pex and certainly isn't definitive.
