You're looking for increased cash flow, so managing more doors and/or strategically utilizing leverage can make a certain sense there...but as you mention financing costs aren't as rosy as they were 2-3 years ago.

Specifically, how to go about managing unrelated persons living together per county or city ordinance and lease structure. 

Our property manager aims for getting the work-from-homers, traveling nurses, etc vs going after the vacationers and it's doing well to the point of we don't get to use it as much as we would like!

My biggest challenge was finding an effective property manager as I was not able to manage it myself.

Reducing 1 month is better than reducing all 12.Now, I'm saying all of these things...but these are all things your property manager should be saying too.
