My favorite way to find buyers is to get a list of all the cash buyers for the past 5 years in the neighborhood where the property is located.

It looks to me like location is going to make a big difference on this deal.

That way when we move to the next location we will have cash flow from 3 properties total and could really get the ball rolling hopefully.

Geographic locations and required specs add to the significant variance on price spread.

The lower priced fix and flips are definitely hot commodities in most major markets if the location is decent.  

@Talmadge Lawing,A point to remember about LLCs is that any dealings with properties acquired in them will be governed by the laws of the state where the property is located, regardless of where the LLC is first registered.
