-what agents/real estate lawyers do you know in Coconino County AZ that could look over this deal to certify that it's legit and on the level, without being more expensive then $75-$125 for an 1 or 2 hours of their time?

You've ran some numbers on the property, but aren't really sure that they're all that legit, because A) you're still learning and B) it doesn't really matter anyway because you put it out online and already have an all cash offer from a neighbor who saw it and wants it...

You have to spend money on marketing knowledge setting up a legit business etc etc... 

We can't possibly know if it's legit, as we don't know the actual situation, as you don't know it.  

Those guys are legit; more then likely a error made by whoever handled your closing or someone at the county register made a mistake.

Finding someone who is legit vs. someone who is a scammer can be a challenge.  

Background checks and advertising aren't free, after all, and finding the right tenant is critical to being a successful landlord.Anyhow, I'm not a fan of what you're proposing and you need to do your own due diligence on this property management company and interview several clients (not ones they suggest) to determine if they're legit or not.

I'm still in the early discussions but the company looks legit as I can find articles on them on both WSJ and Bloomberg.
