@Alex Ibarra There nothing wrong with doing a Joint Venture with another investor if you don't have a deep enough buyers pool Agents do it all the time within their own brokerage in order to get the property more exposure.

I'm already suspecting fraud with this deal but don't want to be cynical so would love to get some professional feedback here.A friend of mine introduced me via phone to a guy he's "working with" in New Jersey on RE deals.Basically this real estate person is offering a "joint venture" to people with 700+ credit scores to get in on a joint venture on properties in NJ.I'll try to sum this up as much as possible without leaving out any details.We'll call this RE guy Fred.So Fred's strategy is to buy off-market properties in the places such as Newark or Orange, NJ for sub $150k.

I would start by sending notice to all 3 seperately reminding them they are jointly and severly liable if that is how your lease reads.

@Paul Passafiume probably doesn't help but our 2017 tax filings by our CPA was $200 for myself and wife (filing jointly) including our rentals which is 23 units currently in Lexington.

@Henry T. offset is when the pipe sections don't align with each other meaning where they put a joint in the pipe it is now disconnected by a little or alot You could get estimates for repair these sections vs replacing the line.
