Landlord usually has to use a personal name as the designated signer or officer of the LLC, trust etc. but your broker should be the authority on this for your state. 

Some lenders can use what's called an interior (or potentiall even an exterior) Broker's Price Opinion (BPO) or a different kind of hybrid valuation product that's not an appraisal and is much quicker to get done (usually 1-4 business days).
