I am now in a contract position as 1099 and have the option to fund my own Solo 401k up to 55k, which is amazingly awesome compared to most employers just providing the individual limit. 

Now, if you and your partner were to both have properties you wanted to own in your own name the LLC could sell and then 1031 and buy the replacement properties and after the 1031 is complete you could work with your accountant to dissolve the LLC and distribute the properties to each of you individually. 

Wouldn’t sell them off individually.

This industry is demanding, deals don't just land in your lap.I wasn't sure I'd get into it full time, but for now I am, and I think it is a big challenge if you've got another job competing for your attention - especially at the beginning.

Remembered that you can get an electric on-demand hot water heater too. this would save you electricity. 

And response rates to mailers that appear to be individual buyers (ie. name and phone number only) vs investment groups (group name and website, etc.) in the multi space?

I'm just speaking from what they offered me on a high demand property. 

Understanding the demand for rentals in your area is very important.

There will always be a demand for the flower and plant but I do think there is a lot of competition in the area.

War will not necessarily impact housing demand/costs.
