I haven't dealt with 203k yet but I was under the impression they had to be a HUD approved contractor.

I've talked to a few realtors up there and haven't found one that impresses me yet.

Quality areas with many restaurant choices you can't do that.The demographics from the flyer even in 3 or 5 mile radius is not impressive at 40k + for 3 mile and 50+k for 5 mile.As I said food and beer are what brings people in but the spirit drinks, appetizers, and desserts is where the profit is at.

If you do go with zillow ensure you pay for at least 10,000+ "impressions"(your name advertised along side a listing).

I have been reading your posts and have to say I am very impressed with your knowledge and experience.

I was so into asking good questions, absorb information like a sponge, and give a good impression that I missed that important part...who's going to take me seriously if I can provide a possible contact with something as basic as a business card?
