FSBO contract

Hi all,

I have my first flip for sale on the market, FSBO. It's in Texas, and I am wondering if I can just use the TREC 1-4 single family home sales contract once I find a buyer? I'm not a real estate agent, but my understanding is I can still use this contract form, but I've also heard a rumor that it's not binding if not executed by a licensed agent?

Jason, it's very clear that you're new to real estate investing since you're not sure what contract form to use, who drafts it, and thinking you're good to go by letting someone else with more knowledge and skill who is on the opposite side of the deal draft a form for you.  

I would highly recommend you seek out a seasoned, well versed investor to help you get your first 5 to 7 contracts drafted so you can learn what you're signing, what the provisions mean and what parts of the TREC form you want to change depending on what side of the buy / sell equation you're on now and in the future. 

Just two cents worth of advice who has seen more newbie's destroy themselves financially because they didn't know what they didn't know.
