The majority of the Cleveland multi family housing stock is going to fit this bill.

This is also a great opportunity for you to follow up with them to clarify any questions they may have and for you to gather information whether their property is ideal for wholesaling. 

It fit my goal for the first property which was to learn the house buying process by buying something move-in ready that I didn't have to do any interior work on (all the main capital equipment has been replaced in the past few years) since I travel every week.

That being said, I know having an ideal criteria on what type of rental property you are looking to get is fundamental.

Ideally, the only contingency you should specify is the home inspection.

As a realtor, I can control my searches, and if I see a property hit the mls, I can access it right away, and not rely on someone else to fit me into their schedule.
