It was a bit confusing when you said that a buyer can only get a credit up to the closing costs, but then later used an example where the credit was more than closing costs and the buyer could use those funds for improvements.

It is incredibly hard to find a cash flowing deal these days in northern UT with home prices and interest rates being so high.

We are not first time home buyers but have three single family homes ( rental) properties in California but want to buy our first apartment complex out of state for generating  cash flow for the long term.
