Both Seller and i would prefer if I address them after closing, but I'm wondering if the issues would prevent a conventional loan from being a possibility:The deck is definitely unsafe and needs to be torn down.There are three moldy ceiling tiles in a storage room that is NOT part of the heated living areaThere is some water damage in one of the basement bedroomsThere is some evidence of some termite damage in one room but appears to be inactive/not extensive.Does this sound like a conventional loan, as-is sale deal killer?

I never expect that a tenant will change a filter and a super high percent of people on this planet are not qualified to change an air filter with the exception of when a furnace has an EZ Filter Box where the tenant only has to open a door similar to an oven door and slide out and in a new fillter like a cookie sheet.I am a heating contractor and even I have difficulty getting access to filters.

In this situation: -the sunroom is 3 walls double paned windows-walls are matching vinyl siding to exterior of house-flooring is the same tile in the bathroom and kitchen-a laundry closet is included in one corner-cooled by a window unit. heating unnecessary in southern GAThanks!

Even with a new cabin you will need to stash away more than $100/month in future reserves for things such as staining the cabin, pool pump replacement, furniture replacement, pool heater, HVAC heat pump, water heater, etc.I'd put more like $250 regular monthly maintenance and $250/month for cap ex.
