I see that I could go on HAR, Zillow, Redfin, etc and see what is currently listed for rent or already has rented, but I wanted to go deeper to see % of rentals vs sold(by neighborhood, zip, etc) and even demographic information as well.

The HOA fees for paired villas and villas will be approximately $100 more per month for the yardwork at around $150 per month.Since I get an employee discount, I am looking at buying one of the above, living in it for a year or so, and then renting it out until I sell it when the time is right.

A good rule of thumb is one leasing employee + one maintenance employee per 100 units.If a co-sponsor is just providing the deposits until close and the credibility/networth for financing then I'd say it could be structured either as a % of the GP or as an upfront fee or a combination of both.

From a Rehab standpoint I'm an experienced flipper and spec builder so we can really do good on BRRR deals as I have my own crew and 1 employee who is a master carpenter (ok it's my dad I pay him 1200/week and he builds the best cabinets in town and is amazing with trim) only him really for the new construction but he comes in very handy on rehabs!!
