15 grand later, i found this out...You are looking at the job like "man, work for free and then take 3 years to just make commission when i could be getting 100k passive".....However that guy buying the property may have taken 10 years to get to the point where he has enough knowledge, savvy and capital to even close on such a property...the commission job could get you there even faster...or not, but don't be scared just by the time and lack of income initially....i would not even look at that opportunity as a "job" but almost like FREE SCHOOL on how to generate hundreds of thousands to millions selling real estate and building knowledge of contracts, deals, market analysis, yada yada.

But in the grand scheme of things they are very different.

I live in Harlingen, Texas, some folks know it as the Rio Grande Valley and yet some only know us because of South Padre Island. 

I am comfortable with North Oak Cliff, North Dallas, Irving, areas north of DFW Airport, the Mid-Cities Area, Grand Prairie, and Arlington.

I am wholesaling in Scottsdale, Tucson, Phoenix, Chandler, Meza, and Casa Grande so far.

If I had to make a grand proclamation, I like to have at least enough cash on hand to weather a catastrophe and avoid losing my assets, wherein I had expenses and no income for a significant amount of time.

Then you can always raise the price of the rent to the point that they leave on their own, or add a non refundable pet deposit for a couple grand to cover the damages from their dogs when they do leave.
