I  would be looking for something near one of the many creek revitalization projects personally (I am hopefully playing a long game).

Emotionally, it sucks to take a hit and not own anything, but I don't want to fall into the sunk cost fallacy, and it would be nice to be out of the landlord game on a house that doesn't cash-flow positive.

It's a great way to get a foot in the door and it provides more lending options as well if you owner-occupy.

I think the couple are playing games with me and will pay May's  as close to the end of the 30 days as possible and they basically will owe me again for another month for June.  

The con here is evaluating the sydicator, checking their due diligence and financials are correct and conservative, and then making sure no games are being played. over the past few years, many folks including myself have found themselves victim to overly aggressive syndications where the operators were reckless with investor funds.
