If you were handling utility responsibilities and shut them off as a response to them not paying rent that's a different story, but if the leae states you aren't responsible for them then itsup to them to get them transferred or they will be shut off.Having heard this story many times I would stay on top of them and the first time rent is late in the first three months go ahead and evict and save yourself the frustration and time.

But I think in general you're going to get a deal if you can find someone willing to offload property below mkt value for some reason (be it financial, health, or frustration with distance or tenants).

Thats True Jon that buying right "helps," your DTI however I've seen many times where it was the right buy in investor theory however the investors accountant goes to town when filing the returns so the cash flow looks lack luster at best.So by buying right the investor will actually decrease their DTI ratios (qualify for more) but inadvertently I've seen investors stab themselves in the foot because they do not understand how the cash flow statement is determined from the accounting end so they end up frustrated.
