I'm trying to finalize a purchase but underwriting is not accepting my profit/loss statement and says it has to be certified by a licenced CPA.

It is my understanding that those upgrades will give me the highest returns so that the appraisal comes in higher, and it is obvious it would help the unit rent quicker between tenants and for a potentially higher monthly price.Question 1) Is it wise to complete the above, final rehabs prior to getting refinancingQuestion 2) Is a HELOC the way to go?

A final resort could be to file an eviction, but of course, this should only be turned to if you feel like your other options won't work out.

Again, final payment will all depend on taxes and insurance expenses for the exact property, but gives you an idea of what a lender would be able to do.Keep in mind that a Lender can only use what you have listed on your taxes (Schedule E).

AND even then, so a tenant didnt provide anything of applying for assistance, you do all the things to give notice, finally get into eviction court, all the tenant has to do is say "oh, but judge, I applied for assistance" and now the Judge is stuck, because it can't be proven the tenant didn't, so Judge can't allow eviction because "what if", but what if tenant didn't......

Or, they are about to close and haven't found someone to assign the purchase rights.Flipping is just as hard because you have to make sure you get the property remodeled, deal with any unforseen issues, and finally sell it.As mentioned, both are related skills.
