Zack A lot of people have this thought that you need to go with a "turnkey" provider or do 100% of the acquisition, renovation & management all on your own.

Hi BP,We have a tenant that MIGHT have vacated from the room rental without completing a final inspection walk-thru that was previously agreed upon. 

However, under the final tangibles regulations and for these purposes only, the improvement analysis applies to the building structure and each of the key building systems.

Finally I heard of eXp realty and thought about it. 

One realtor in Northern Virginia finally told me, "Sugar, if any MFH come up for sale and have positive cash flow, we (realtors/brokers) will buy it before YOU ever hear of it".I'm thinking of SFH in Florida.chris

Anyway...I finally nutted up and bought a few pieces of property lastnight! 

I'd interview them by phone, then visit the final contenders,  and select one before I even bought a property.I'm familiar with all three markets.

Typically, we see people get a safe, lower-return unit at first, build up some equity for an exchange and finally turn it into a higher-return unit down the road.  

We won't realize the margin that someone completing the entire process will, from finding the deal to finally flipping or renting.

That's great you are able to get it to cash flow at a $420K acquisition cost.
