If it is a good deal then the right person will be willing to look at some private money options or even look to structure a partnership where they bring in the capital and lend-ability and you manage the deal for them.

Have you asked the person who trained you for direction? 

I've done some with owner financing, I have taken personal loans, and I have paid cash for the property.

FWIW there's locations here in CA where you can (in person) get fake DL, SS card, I9 cert, smog cert etc.

So instead of driving around you can use pin to find the property and the person.  

I am not one of those.I do personal communications with all the guests and they have my cell so they can call or text.

But, personally I wouldn't start the renovation until I'd had done a background check on the person who lost the property, to see if they have other assets they could sell to redeem the property or relatives who might help them out. 

However, we don't know the names of any of these firms or companies, and before we delve into this we would like to gain some feedback or personal recommendations from those who have.  

Is there any way to file a change of use permit of some sort that would make this business model work?
