I think the key is the delivery - I'm not a huge fan of "We're investors so we dont offer retail" as that translates to "We're investors so we're looking to make our money off of you".Instead, I'd phrase it like, "I wish I could offer you top-dollar but as an investor I'm looking to renovate and sell this house so I need some room to make my profit.

@Aseebulla Niazi It's all relative...I'm personally not a fan of BRRRR for beginning investors...there are just too many pitfalls to be aware of...there is a right way to do it, but your strategy has to be tight upon acquisition.

Forcing appreciation is excellent, instant equity is fan-freakin-tastic. 5k off of list price pretty small after it sat that long, at least in my market.
