This should include a pro-forma budget showing how you plan to pay the costs (maintenance, debt service, landscaping, insurance, etc.) with the rental income.

You did not include Property Management, CapEx, Landscaping, or Mortgage Payment/Finance costs.You should always include PM cost in your evaluation (even if your are going to manage).

If you change to a Roth IRA, then you lose the flexibility to convert to a Solo 401k.Make sure you have a good plan set up, but also keep in mind that the landscape will change in the next 10-15 years.

I have seen pumpkin sales, Christmas tree sales, fruit stand, boiled peanuts, eyeglasses stand, carpet truck sales, landscaping storage,etc.If you put temporary things on the land to offset taxes then make sure it is not things that could environmentally contaminate the land such as a used car lot etc.

Then tell them to buy a expandable shower curtain rod and place it across the closet expanse near the top and use a grommet style curtain or clips to attach a colorful curtain of their choice.

@John P. this may be a very newbie statement but from looking at the pictures, and without doing a walk through yet, most everything looked to be up, i would have probably check more into the roof and change the cupboarding a bit, some fresh paint,and landscaping, what are you seeing?

They don't usually accept pre-existing conditions, but if you qualify the premiums are much cheaper and the coverage includes PPO's and more expansive benefits.
