tenants requesting improvements

I own a condo in SoCal, but live in NorCal.  For the first three years, my daughter lived there with a roommate.  She's moved out, and I have two unrelated tenants there now. (2/2 unit).  One of the tenants has been there for 6 months, the other 2 weeks.  The new tenant would like hallway closet doors (enclosing the W/D area) replaced, they don't close perfectly.  The closet doors DON'T close perfectly, but they do close pretty well.  No changes in the 3+ years.  This new tenant did walk through the place before she signed the lease, and met me there (with her dad) about 2 weeks before she moved in.  Her Dad called to complain on move-in day, and I just got an e-mail from her with a bid for new doors. 

I've recently replaced floors and refinished (her) bathtub.  The unit is in nice shape, and the rent is slightly below market. I don't want to put any more money into this unit right now.

Am I obligated in any way to replace these bi-fold closet doors?

Absolutely not.  She saw the unit, liked it enough to rent it, and rented it.  Tell her you are willing to let her out of the lease and find new housing if she likes.
