I am really unclear if this legislation allows me to state my criteria in advance (as above), but then make an exception for, say, a 650 credit score if I don't have a candidate who fully fits the criteria.

Account Closed he asked about HML and I am unaware of really any lender in any market doing 100% except for do hard money.. although do hard money wants 3k fee up front non refundable and 600 to 800 a loan submission.we have seen folks post on BP that they actually got a loan through this company... that's good.but we have also seen those that spent the 3k and a few 600 to 800 submissions and got turned down on all and are out 5k with no loan...

I just sold my condo in Illinois.I had issues with the HOA while I was living there because they were secretive about things.They did not submit any newsletters or emails to keep condo owners up-to-date on what was going on.We only had 2 board meetings in the 3 years that I was living there even though we were supposed to have 4 every year.I did not know who any of the board members were with the exception of the secretary.I was not even given an official address to send payments or requests to.We paid our dues by placing a money order or check in a mailbox in the basement.

I think there may be some exceptions to the 60 day rule as well, but I will leave that for an expert.
