HELP! Accepted Offer - but can't move in within 60 days!

I have a duplex under contract currently for a good price - but there is an issue. I was misinformed about the other tenant (one has an 18 month lease - met the guy and he's great) and their lease doesn't end as soon as I had hoped. As of now - we would close roughly around May 1st. I'm planning to house-hack using my VA loan - however VA requires occupancy within 60 days putting me moving in at the latest of July 1st. The other tenant's lease does not end until August 30th... does anyone have any suggestions - or am I really going to miss out on this property due to this? I've mentioned to the sellers realtor to see if the tenant would move out early - or if the seller would be willing to extend out the contract, but I'm not thinking either will be likely... who knows. Thoughts?

Honestly, the VA wont notice if you don't move in within 60 days. They're not out there policing when you move in (I have 2 VA loans). I think there may be some exceptions to the 60 day rule as well, but I will leave that for an expert. I wouldn't worry about being 1 month behind schedule. If you really want to insure you have 0 issues, offer them a cash incentive to move out a month early. Offering $500 to leave a month early will probably do the trick. They have to leave anyway, why not leave a little early with some extra cash.
