I am have done direct mail with about 5000 letters going out every other month, IP targeting, targeted email, Facebook ads, etc.    

The first thing I did when I settled on San Antonio was jump on the SAREIA email list.

But it sounds like you have decent tenants, so before giving them that notice I’d explain your situation (needing to sell, nothing to do with them, you liked the, etc.) preferably: in person, on the phone, or email.

@Jason DillardJason I would be interested in hearing why you made the statement that a bank is a partner in down market when using lots of leverage, but is an adversary when 50% leveraged? 

I ignore emails from about half of the wholesalers that send me deals because I know that in the current market they are pricing the properties way too high.Don't get ignored, do the math. 

Great Question Dr @Dan Handford, When I was asked this question i pulled out a Bank statement showing proof of funds.Now this is OK on small deals but not often possible when you plan to syndicate and don't have the money seating in the bank.

I met with them and saw the Reverse Mortgage Statement is for $230,000 and the company holding the mortgage is Reverse Mortgage Solutions, INC.At $230,000 the deal may be a little skinny and I've heard a short sale can be negotiated up to 95% of the appraised value.
