There is a 156 site park near here for sale for 4.2 mil.What's the exact rental amount, gross for past 3 years, 3 years of p&l reports, water main construction, sewer construction, is water billed to tenants, is gas and electric system owned by the park, etc.

Also make sure that if they are suppose to be paying for the utilities, that they give you confirmation that the gas/water/electricity are in THIER name BEFORE you give them the keys!

So a tenant who has been slightly difficult since move in approximately (Dec 2012) who hasn't paid rent this month (eviction process underway) to say that she can't afford the property because the electric bill is extremely high and she will be moving out on March 1st because she can't afford the rent if her electric bills are going to be that high.
