The only thing I would add is remember that direct mail tends to work best when you send a campaign of 5-7 different pieces, 4 weeks apart from each other.

It is waterproof and very heavy duty feeling if a piece gets messed up you can just pull it and put down a new one.

The 20 minutes away is a piece of cake to operate from my cell phone.  

Wear ear and eye protection.If all else fails, consider a floating floor such as Allure vinyl instead of tile. 

Neighbor will give you clues to a missing owner's whereabouts, usually in the form of a piece of the puzzle but not the entire puzzle picture.Thus us all good because thus means very few or perhaps no competitors will be in contact with the owner, theirs heirs or claimants. 

Once I have a list of the needs, I will glue my phone to my ear and call every single business owner in those categories within 50 miles and try to sell them on the idea of leasing my space.As far as the building is concerned, 2 out of 3 com units are tenant-ready, 600sqft each.

I have found a market where I can pick up single family rental properties that have been rehabbed or updated for 15k-20k a piece.

What list did you target for your campaign and how many pieces did you send out?
