There’s another thread on the forums from yesterday about this where the FSBO seller (OP) lost the earnest money because nobody ever followed up with the buyer about it being delivered until after the contract was terminated, and now there’s nothing that can be done since it was their responsibility and would have been an agent’s.

I've got an opportunity to purchase a deal off-market, fresh out of probate. 

The bathrooms and kitchens were remodeled, as well as installation of new lights, hardware throughout, raised panel doors, vinyl plank throughout the home, and fresh paint.

For example if it’s a 3-bed unit renting for $900 because the tenants been there 20 years but market rent is $2200 we would put the rent somewhere In the middle or request that unit be delivered vacant at closing so we can jump that rent $1300 a month on day 1.

I see them quickly hand over the keys to their marketing to a freshly minted VA.

I do have some additional inventory that I will post to the marketplace soon, the homes are fully occupied though and will not be delivered vacant 

Over time, if you deliver, you will cultivate relationships and a reputation for yourself.

It still looks fresh and new.

My costs are $135 per piling, delivered and driven.
