Here’s the thing, you have to not only master almost every aspect of real estate investing to complete a success BRRRR but you also have to have the funding both before and AFTER.

ARV is more critical for a flip, but still important for equity and refinance for a buy and hold.

His name is on all documents but I assist with all aspects of his business and we do about 25 transactions per year. 

The podcast not only teaches real estate aspect but a lot of business concept and system building.

It is a good community to network and learn about all aspects of real-estate investing.

@joel , im using none of thier money. and if i had listened to their advice i would never have moved out and grown my business like i have . so listening to them in most aspects isnt my style. they are well conservative people. i like to take chances and bet on myself . 

Unfortunately, about 4 years ago, my dad and I couldn’t see eye to eye on a very fundamental aspect of life ( he didn’t like me dating a girl that was not of our ethnicity so he kicked me out of the house, told me I would never be able to make it out in the real world on my own without him, and i haven’t spoken to him since.

Maybe it's close to a critical area for jobs in Birmingham.

HIGH ROI on paper generally speaking for anyone who does not live in the market = high risk  that is true in all major MSA  this is why the folks that are buying Morris invest homes will see a rocky road in the future its the area .. forget about whether the house was actually rehabbed or not. ( as some have complained about.Most go through this learning curve.. thats why I like where Chris Clothier has taken his company higher end assets that have dual exits.. and he is not out there touting 12 to 15% returns. his numbers are realistic and if you want to own rentals own solid ones.But don't beat yourself up you did not know what you did not know.. there is a place for section 8 housing and a bullet proof PM is critical.
