That rule doesn't even apply to the type of RE you are looking to invest in.So, unless you are looking to buy a mobile home park, or a storage unit facility, throw out the 1% rule. 

You'll have to take your State and National exams in-person at a facility (it might be different now with COVID restrictions, etc)..but hope this helps!
