Cook County Issues

GOOD MORNING ALL!

I am working with an agent that I found here on BP and appreciate all that he is doing for and with me. One thing that I am finding is that unless I am willing to make a healthy down payment, the only property deals that seem to cashflow for me are multi-family (3-4 plex). I have found one in Cook County that looks like it will work but after all that I have heard about how difficult it can be dealing with getting tenants out that do not pay rent in Cook County, I am wondering if anyone has had experience with this and could shed some additional light on it for me.
