Hello @Cheryl Daniels, have you done a rent comparison in the area your property is located to determine the amount of the rent increase. 

And although you can rent long-term, you'll see better returns if you are renting via AirBnB, and other such types of mediums.There are many things to consider when purchasing in that area, such as city maintained roads, main road access, etc.Prices have gone up in comparison to before, but deals can still be found.My family has property, so I'm aware of the area very well.

The benefit in our eyes is that it makes cost comparison to dorm living a little easier, and gives you a few months to do repairs over the summer, or the ability to make a little extra bonus cash.

Some people get away without it, but they would always do better with meters and billing.Including utilities in the cost of rent never makes any sense, it only makes your rent look higher in comparison to everybody else.

Month-to-month or annual comparisons of the number of units.

On the other hand, my 2 and 3 bedroom properties (3-4 occupants each) look immaculate in comparison.  

The rent that I got was also on the high end of the rental comparison but I did some cosmetic upgrade to the interior, which made it feel like it was worth that much in a D+ area.

Personal use and trafficking are on totally opposite ends of the spectrum and wouldn't ever be looked at in the same light, that's an "apples to oranges" comparison..
