Do you have any concerns for a mini-split operating in cold temperatures (sub 15 degrees)?  

You'll be hard pressed to BRRRR without capital as you need to pay for renos and you should have reserve funds as well in the event something goes wrong.

The day of reckoning will come when the dollar deteriorates from the printing presses not from politicians unable to pass more spending. 

Have someone or your new PM inspect and secure the property asap, address the utilities, and ensure no busted pipes from the cold.

You need to really understand the risks involved before jumping in.These deals are generally sourced by yourself (cold calls, mailers, building personal relationships with lots of people) or wholesalers who do all that stuff.Good luck!
