Since the commission is paid by the seller, it does not eat into your bottom line (at least not directly - you might argue that the fact that a commission is being paid causes the seller to ask for that much more in the asking price).

obviously, it's important to note that any real estate agent who HAS NOT ENTERED INTO A BUYERS AGENCY with you is violating their fiduciary responsbilities to the seller.unless they're a "buyers agent" exclusively - then what they are doing can cause them to lose their license.even if the agent knows the seller and buyer...but is rep'ing both without disclosing that - that's NG as well.
