I'm about to relocate to Orange County, CA and start my real estate investing career. 

I know this may sound like a silly request but I'm currently in the military but I will be separating in the next 17 months and trying to decide where to start off my RE career.

My first letters for my direct mail campaign will be going out shortly, so I'm trying to get all my ducks in a row for the hundreds of calls I'll be fielding. ;) Actually I'll just feel better about the whole thing if I have everything in place before I throw thousands of dollars at a marketing campaign.I would like to get some recommendations on a title company in the Lakes Region of New Hampshire (Merrimack county, ideally).

With sizable savings and each with jobs and low debt you probably could qualify a few times with conventional financing and jump start your investing career with minimal up front investment.  

The additional value of the selling agent is fielding calls from buyers agents. giving you advice on offers received - usually on competing offers in my market - and negotiating with other agents as needed.

I want to learn and become more educated in this field and I am hoping BP will help me achieve this. 

Maybe they are using a third-party service to post the ads instead of going directly through Zillow Rental Manager and the third-party isn't setting the rent/for sale field correctly.

- Sending rent payment notices, tracking them, creating reports (you are going to want the reports when you sell or for taxes), making sure it is safe, fielding phone calls for general issues, ensuring compliance with regulations, handling issues from neighbors, about neighbors, sending lease violation notices when the puppy shows up, fielding questions about why we can't have a puppy.
