Lennar in general is terrible, would not buy anything from them.

With ecobee you can also buy wireless door sensors for $40 that will temporarily turn off the ac or heat if guests leave doors open for more than 5 minutes.

I only have 6 properties in STL now but I can also tell you that the huge cash flow numbers ARE indeed a bit too good to be true (but that doesn't stop me from continuing to buy there). 

Also, it may save you a lot of money/headache if you buy a plane ticket and rent a car to see it for yourself.

In my area, there seems to be a ceiling on what people will pay for rent and if they have enough income to rent a $500,000 home, they will just buy one instead.

We decided to buy up to the bigger 4/3 fixer house in the cornfields, and the leaky pipes (and now 4 kids total!)
