So they do a cash out refinance for 80% of 100k.This is not a 2% property...it’s 0.8%So, moral of the story when evaluating properties, look at market rents divided by ARV (as a first pass only) to determine cash flow potential.

So it was costing me a bit, but due to super aggressive debt service.If I *REALLY* liked the property, AND felt I was buying something under valued, and it was negative only due to debt service or only until I added some value to boost rents, AND I could get some good debt on it.
