So, I figured a refi is a way to get the lower interest rate and boost the credit score back up. 

Given the large exposure BP now has, this will influence whether I would continue to pursue wholesaling in this market or look to use my time/efforts elsewhere.

It behooves investors to be extremely well-read on their markets, and perhaps to know people with meaningful influence in their communities.More efficient modes of transportation is a good one, saving businesses and/or consumers time and/or money.

And, of course, when you sell the contract it will just boost the confidence of your Realtor and make it that much easier the next time......

Try a sniff them out before doing so because some can claim that you tried to "influence" them during the process. 

The seller might take it as additional collateral :)A private lender might help if you have one, otherwise over that time line to refi, a hard money lender might take both properties as collateral, I doubt a bank would unless you have a very good relationship with your banker.Another thing, did the seller set the price at 20/25 ft or as an agent will  you be influencing the seller at that 50 cents on the dollar price?
