My goal is to find a first property (apartment, single family home, or duplex) that will generate positive net income (any appreciation in value is a bonus, but I'm not factoring that into my business plan).

I'm fairly ineperienced at calculating rate of return and such like, but regular exposure to BP helps a lot.

Find a deal that works with conservative numbers and then if you can reduce those numbers (management, maintenance, cap ex) then consider that additional cash flow bonus and temporary.

The house was a 2/1 with a bonus room and I was able to convert it a 3/2 with permits and got it rented within 2 months.

Some people falsely think they must price high because everyone will be looking to offer low to begin with, but when you price it right from the get go, you generate the most exposure to your property and increase the chance of multiple offers coming in.Finally, not trying to pick a fight but I find your attitude to be a bit offputting.
