I had already decided no way in heck was I going to rent to this group.If I were to rent to students I'd probably choose someone who is further along in their college classes as opposed to a freshmen level student away from home for the first time (and some colleges used to require that 1st or 2nd year students reside on campus unless married or older).

Benjamin,The Umbrella policy generally just provides additional limit of Liability if the underlying limit of the Homeowners, Dwelling Fire, Auto, boat, etc. is exhausted in a claim.Most of our carriers that offer Water & Sewer line coverage offer it as an endorsement on the Homeowners or Dwelling Fire (for 1-4 family rental dwellings) policy.
