Plus, as stated before, my current company will pay for me to get the degree, as long as I finish within the next 2 years.

A lot of the "rental grade" houses that I see still will have higher end finishes to stay competitive with the market.

I know @Will Fraser mentioned that this would be like selling your stocks in 2012, but I think it's just as likely that this would be like selling your stocks in 2008, long before they finished their decline.

After finishing 50 %work, he has disappeared for a week , not answering calls and now refuses to work.

(Speaking for homes with rehab cost under 30k not large projects that consist of re-doing structure or etc. ) Mostly Cosmetic/Updates, maybe finish basement/attic if home offers it.

I have a few target properties and would love any advice for someone looking to invest with low and no money, but a good business plan and another property finishing up so I would have some skin in the game.

Until you take the state exam and sign up under a Brokerage, you cannot practice as an agent or Realtor so why not get to the finish line and find a brokerage that deals with a lot of investors?  

Finishes, layout, updating (or not), general condition and lot quality are just some things that factor into the final value. 

Only been 3 weeks and we have finished demo, foundation repairs, rough MEPs, and a doing drywall right now.
