The seller's asking price is actually in the neighborhood of the sales/asking price of the other comps which is good.

It sounds like they want to get as close to the assessed value as possible, and I remember that during the Recession assessed values were higher than you could actually sell a property for.

Umm thats not how that works..Time is money and honestly (125k/468k) is a 1% return.

So, keep in mind you might make more money charging $2000 than you do charging $2200.

Money in hand sounds great, but my portfolio strategy (even though it’s currently small) is long term buy and hold.

You can make closing contingent upon finding a tenant that you approve.The fact that they are being transparent about this is actually a really good thing.
