They are one of the more pricey lead generators but supposedly are better with up to date info.

It is understood that the deposits and pro-rata come to the new buyer, and the check is in the mail (supposedly), but it would have been nice to have it in hand after walking away from the closing table for peace of mind, and to fund some cap-ex (rent proceeds not deposits which shouldn't be touched), but it didn't go that way.

I sent the assignment form yesterday...that's exactly how I thought it was supposed to work, but thought maybe I was missing something.

For non owner occupied, often you are supposed to hire it done with a licensed electrician, but I don't know code where you are at. 

And the deal is supposed to give between an 8-10% return. 

But I suppose if you paid way above market price anything is possible.
