Any one here heard about this before or run into a similar situation?

Many states offer something similar. 

However, notice to your attorney, real estate agent, accountant or similar persons acting as your agent is not sufficient.""

I'm looking for any insight on how others with a similar situation handled it for tax purposes. 

I would echo similar sentiments in regards to the type of investments (Class of asset for example).

In underwriting, credit is only a small part of how we assess who and how to lend to someone, you would be well advised to use a similar method. 

Stewart Title recommended a $250-300 product similar to an O&E "owner & encumbrance" report that they could then insure... does this sound good?

She can make the distinction between: "I will manage that for you" and "I would *like* to manage that for you" (it's a BIG distinction).And the reality is similar to what @James Wise mentions, PM isn't exactly a high margin business.
