Stay away from personally engaging in any transaction with your IRA, if all you have in your IRA is $10K hold off on setting up SDIRA, focus on growing your IRA balance and when you have enough funds in it to do an investment on it's own - then make the move.

But, if there was an entity formed (Especially Corporation S- or C) before the general search, you have an argument to deduct them as business startup expense (See below)A noncorporate taxpayer (individuals) not engaged in the business  can't deduct expenditures made in searching for or investigating a new venture.

@Michael Boyer So, I've been trying to schedule a date to meetup with the tenants to discuss the transition, but it's never a good time for them - work schedules, prior engagements, etc. 

I cant post photos off my ipad, but it is nice with windows and a side door, hardie plank siding.

Items are being addressed that I never new I could address until I engaged someone familiar with doing this. 

However, I don't have as much time to engage in the activities that result in finding as many deals as I would like (I am working with my customers and their needs come first).

Are they engaging in other bad behavior?

One thing to add...IRA owners are restricted from providing services beyond basic functions such as signing agreements, paying bills, depositing income, and making decisions as to investments or engagement of business services. 

If current trends continue, many kids won't even consider attending college as a viable career choice 15-20 years from now.Also, I'm having a really difficult time wrapping my head around the concept of hamstringing yourselves financially for the rest of your lives in order to maybe qualify for a miniscule amount of money that your kids may or may not be eligible for in a program that may or may not exist for a college career they may or may not choose to engage in.

Start networking in your community and tell people about your interest in buying properties and see if you can find someone thinking about selling but who has not engaged a realtor yet.
