I think @Nathan Grabau hit the nail on the head.

Turns out, one just needed reattached to the structure, which was a matter of a nailing it back in with some OSB as bracing.

She nailed it and was such a hoot!

Slate roofs are great, but the nails holding it and the flashing eventually fail and the slate sometimes breaks causing leaks.

You nailed the current restrictions north of 98.

I don't want any part of that.You pretty much hit the nail on the head, anyone who says they worked with a 'bad wholesaler' because they said the ARV was $500K and it was realistically $200K, then you have no one else to blame but yourself for not doing your own research. 

The added benefit of shoe, which is why it is installed in the first place, is because the thin wood is flexible and you can push it down to cover the gap as you nail it.

Then, somebody else nailed 2x2s to the poured concrete, and put wood paneling up.  

She is a little apprehensive, but we haven't nailed anything down yet.
