I don't want any part of that.You pretty much hit the nail on the head, anyone who says they worked with a 'bad wholesaler' because they said the ARV was $500K and it was realistically $200K, then you have no one else to blame but yourself for not doing your own research.

The added benefit of shoe, which is why it is installed in the first place, is because the thin wood is flexible and you can push it down to cover the gap as you nail it.
