Home inspection findings

I will preface this by saying that I do not have experience in reviewing home inspections and this house will (possibly) be my first purchase, so all advice is welcome. This home is in South Carolina.

I have extensively researched the forums for home inspection info and general practices and I've come to learn that asking the seller for credits and or repairs should be reserved for things not easily found upon initial walk through and for potentially show stopping damages or complications.

Upon receiving the home inspection report dozens of items were noted and I would like to highlight a few to see how big these items actually are as I have received conflicting responses. From one friend saying do not purchase due to safety hazard and another saying easy fixes.

1. Trusses missing in attic. Are they truly "missing" and is this a huge safety issue? Will this require a structural engineer to assess?

2. Truss cut to allow for heater install. Is this an easy fix or a huge red flag?

3. Mold under kitchen sink. Suggests long lasting leak that was not dealt with. As you can see the area under sink was replaced but still signs of greenish mold. Issue or no big deal?

Anyway, if you made it this far, thanks for the time and all input and advice is welcome.
