When I started I had no idea BP even existed and it would've helped tremendously but by reading decent investing books and using some common sense, all my experience came from the real deal. 

They take scanned items or electronic file, IE: excel something like QuickBooks or otherwise would reduce our time around tax time tremendously and free us up for more investigating for properties throughout the year.

Salem is a great town and the proximity with Mass helps tremendously with tenant quality and interest.

Spend a tremendous amount of time finding deals and making offers. persistence wins !

Although lending has loosened up tremendously, a lot of the ridiculous loans that were offered before are no longer available.

He can't make proforma or even close to it now; it's a tremendous leap of faith (and pretty standard salesmanship) to consider proforma numbers as being close to reality.
